When it comes time to sell your static caravan, having the right paperwork in order makes the whole process much smoother — and faster. Whether you’re selling privately, through the park, or to a direct buyer like The Caravan Swap Shop, this guide covers exactly what documents you’ll need.
1. The Caravan Logbook (Registration Document)
Just like a car, static caravans should have a logbook — often called a registration document or ownership certificate. This shows the caravan’s chassis number, manufacturer details, and the registered owner. If you’ve lost the logbook, contact the manufacturer or a caravan trade association for guidance on how to obtain a replacement.
2. Proof of Ownership
If the logbook isn’t available, any documentation that establishes you as the owner is important. This could include the original sales invoice, a bank statement showing the purchase, or correspondence from the park recognising you as the caravan owner.
3. Holiday Park Licence or Pitch Agreement
Your pitch agreement with the holiday park is a key document. It outlines your rights on the park and — crucially — what happens when you sell. The new buyer will typically need to enter into their own pitch agreement, so it’s helpful to have yours available so everyone understands the existing terms.
4. Finance Settlement Letter (If Applicable)
If there’s any outstanding finance on the caravan — from a hire purchase agreement or secured loan — you’ll need a settlement letter from the finance provider showing the outstanding balance. Finance must be settled before ownership can legally transfer. See our guide on selling a caravan with outstanding finance for more detail.
5. Service and Maintenance Records
Not legally required, but highly valuable. Records of annual servicing, boiler checks, damp surveys and any repairs give a buyer confidence in the caravan’s condition and can support a higher asking price.
6. Inventory List (For Furnished Caravans)
If the sale includes contents — furniture, appliances, bedding, outdoor equipment — it’s worth putting together a simple inventory. This prevents any disputes later about what was included in the agreed price.
